Properties for rent in Xlendi range from bay-front apartments to quieter maisonettes just a few streets back from the water, all within one of Gozo’s most photographed corners of coastline. The bay itself is dramatic: steep limestone cliffs wrap around a narrow inlet where fishing boats and dive boats share the water with swimmers. Away from the front, though, daily life settles into something far calmer, especially outside the summer months, when the village returns to its quieter, more residential rhythm.
Between June and September, Xlendi fills up. Sunbathers spread out along the small beach and the flat rocks on either side of the bay, dive boats head out most mornings, and by early evening, the waterfront restaurants are busy with diners eating fresh fish while the sun drops behind the cliffs. It’s Gozo’s version of a proper summer resort for a few months: lively, sociable, and full of visitors as well as residents. Renters who choose an apartment directly on the front should expect this buzz outside their window during the peak season.
Once the visitors thin out, Xlendi slows down considerably. The restaurants stay open at a gentler pace, the cliff path out towards Wardija Point is quiet enough for an evening walk without much company, and the fishing boats go back to being the main traffic on the water. This is when Xlendi’s older character comes through: a small, close-knit village rather than a resort.
Apartments make up most of what’s available to rent in Xlendi, from compact one-bedroom units set back from the bay to larger two- and three-bedroom flats with balconies facing the water. Older buildings sit alongside newer developments built over the last decade or so, and finishes vary accordingly. Most long-let apartments come unfurnished or part-furnished, though furnished options exist for renters who want to move in quickly.
Penthouses are less common in Xlendi, but the ones that do come up for rent typically include a roof terrace with wide views over the bay or the surrounding cliffs. They tend to sit at the upper end of the local rental market and suit renters who want outdoor space as much as the property itself.
Maisonettes are more likely to be found away from the immediate waterfront, on the quieter streets climbing up from the bay. They usually have a more traditional layout across two levels, often with a small yard or terrace, and tend to appeal to renters who want a proper home rather than a holiday-style flat.
At the top of the market, a smaller number of luxury apartments offer direct sea views, generous balconies or terraces, and higher-spec interiors. These sit right on or just above the bay and come with the highest rents in the village, reflecting the view as much as the finish.
The apartments directly on Xlendi Bay put you within a couple of minutes’ walk of the restaurants, the beach and the dive centres. This suits renters who want to be part of the action, particularly through summer, when the front is at its busiest. It’s also the most convenient spot if you plan to spend a lot of time in the water or eating out. Parking is the main trade-off: there’s a small free parking area plus some street parking, but space gets tight in peak season, so a car isn’t always an asset here.
A short walk or drive up from the bay, streets towards Munxar and Fontana offer a quieter, more residential setting, often with valley or country views rather than sea frontage. Rents here tend to be a little more affordable, and the pace suits renters who want easy access to Xlendi without living in the middle of its busiest months. Parking is also more straightforward away from the front, which matters if you’re renting with a car.
There are a number of apartments directly on or above the bay with sea views, usually from a balcony or terrace. These tend to be among the more expensive rentals in the village, reflecting how sought-after the view is. Cliff-facing and upper-floor units generally command the biggest premium.
Long lets are readily available in Xlendi, particularly away from the immediate waterfront, while short lets are common on the front given the village’s popularity with visitors. Renters looking for a permanent home should have no trouble finding long-let options, especially on the upper slopes.
Xlendi has a small selection of grocers, cafés and restaurants for daily use, but larger supermarkets, GP clinics and Gozo General Hospital are all in Victoria, around ten to fifteen minutes away by car. Schools are also based in Victoria and nearby villages rather than in Xlendi itself, so renters with children typically factor in a short daily commute.
There’s an hourly bus service connecting Xlendi to Victoria, Gozo’s main transport hub, though it runs less frequently than routes serving the town centre directly. Mgarr Harbour, the ferry terminal linking Gozo to Malta, is around a twenty-minute drive away. Renters without a car should factor in slightly longer journey times than they might expect on Malta’s main island.
