There are plenty of properties for rent in Swieqi for renters who want St Julian’s and Sliema close by without living in the middle of them. This is a residential town of low-rise apartment blocks and quiet side streets, set right on the edge of Malta’s busiest entertainment district. You’ll find a mix of long-term residents, professionals and relocating families here, drawn by the short walk into Paceville’s restaurants and bars, the sandy stretch of St George’s Bay, and streets that stay calm once you turn off the main roads.
Swieqi sits between St Julian’s, Pembroke and Sliema, close enough to borrow the best of all three without taking on their traffic or noise. It’s a ten to fifteen-minute walk from central Swieqi down to St George’s Bay, and about the same to Paceville’s restaurants and nightlife, while the town itself keeps a residential feel once you turn off the main roads.
Rents in Swieqi are often lower than the equivalent apartment in Sliema or St Julian’s. This makes it a popular choice for renters who want the convenience of the area without paying seafront prices, or for families who need more bedrooms than their budget would stretch to further along the coast.
Swieqi has supermarkets, pharmacies and banks, so most errands can easily be done on your way to or from work. The town also has its own sports complex, with football grounds, tennis courts and a swimming pool that residents actually use, plus a handful of local cafés around the parish square.
Renters who work in St Julian’s or Sliema often choose Swieqi so they can walk or make a short drive into the office, then come home to a quieter location. As Swieqi has more roomier maisonette and townhouse properties than the coastal towns, it is a practical base for families who want proximity to work and schools without the price tag or noise of living right in the middle of it.
Most rental properties in Swieqi are apartments, spread across low- and mid-rise blocks built from the 1990s onward. Layouts tend to be modern and open-plan, and many come with a balcony or terrace.
Maisonettes are a popular alternative to apartment living in Swieqi, as they often have more floor space and sometimes a small garden or yard. They’re a great choice for families who want a bit more room without moving further out of the area.
Penthouses in Swieqi tend to come with a private roof terrace and views over the surrounding rooftops toward St Julian’s or the coast. They suit renters who want extra outdoor space and a quieter setting than a seafront penthouse in Sliema or St Julian’s, at a comparatively lower price.
Townhouses are less common but do come up, usually on the town’s older residential streets. They give more privacy and space than an apartment, often across two or three floors, and appeal to families or groups sharing.
The streets closest to the St Julian’s border put you within easy walking distance of restaurants, bars and St George’s Bay. This part of Swieqi suits renters who want to use the town as a base for going out regularly, while still returning to a residential street rather than one above a nightclub.
Swieqi sits inside Malta’s main international school corridor. The International School of Malta is based directly in the town, and Verdala International School, on the grounds of Fort Pembroke, is a short drive away in neighbouring Pembroke. Families relocating for work often choose this side of Swieqi specifically for the school run, alongside the calmer streets near the Pembroke border.
Parking in Swieqi is manageable but runs on a residential permit system, and street spaces can get tight in the evenings closer to the St Julian’s border, where visitors to Paceville spill over. Streets further from that edge, and blocks with dedicated underground or allocated parking, tend to be far less of a hassle.
Swieqi is a good fit for many retirees. The town is flat and quieter than St Julian’s or Sliema, many of its blocks are modern enough to include a lift, and local pharmacies and clinics cover day-to-day needs, with Mater Dei Hospital and Sliema’s St James Capua Hospital both a short drive away. It’s worth checking lift access on a specific listing before committing, as not every older block has one.
The commute from Swieqi to Valletta takes roughly 15–20 minutes by car, covering around 4 miles door to door, or about 16 minutes on the direct 222 bus route. That makes Swieqi a workable base for anyone commuting into the capital for work.
Swieqi is mostly a long-let location. It’s officially a residential-priority area, and most demand comes from professionals, families and expats signing longer leases rather than holiday renters passing through. Short lets do exist, helped by the walk to St George’s Bay, but growing scrutiny from the local council over short-let saturation means long lets remain the more established option here.
Swieqi is popular with expats and international residents, who made up around 40% of the town’s population at the last census. Its mix of modern housing, international schools and proximity to St Julian’s has made it a consistent draw for European expats, relocating professionals and remote workers.
