Things quiet down once the tourists clear out. The Orpheum Theatre gets its main season of shows underway, and there’s a loyal crowd that turns up for every Gżira United home match regardless of the weather. If you’re around on New Year’s Eve, it’s worth the short walk to Sliema’s seafront for a clear view of Valletta’s fireworks over the Grand Harbour. This is the Gzira that long-term tenants actually get to know, once the summer crowds have moved on.
Apartments are Gzira’s most popular rental option, and the range is wide: a one-bed above a shop on the high street costs a fraction of a two-bed with harbour views a few streets over. Many blocks have been fully refurbished behind their original facades, so interiors often feel modern even where the building itself is decades old. As Gzira’s rental stock is mostly apartments, there’s usually something to suit most budgets.
A Gzira penthouse usually means a wraparound terrace as much as extra square footage indoors, with room for a dining table, a few plants, and a clear line of sight to Manoel Island or the Sliema skyline. They sit at the top of the price range, but for tenants who value outdoor space, rental penthouses are a great option.
Maisonettes in Gzira can be found on the quieter residential streets away from the high street, in older buildings that predate the town’s newer apartment blocks. They usually have higher ceilings than in most modern conversions, and some come with a small back yard or internal courtyard rather than a balcony. They suit tenants who want more square footage for the money and don’t mind renting in an older residential property.
Terraced houses don’t come up often in Gzira, but when they do, they’re worth a look. The quietest addresses in Gzira face the marina and Manoel Island, where evenings slow right down and a water view comes more or less as standard. You’ll trade a longer walk to the high street for it, and once the island’s redevelopment is finished, a new 80,000 square metre park more or less on your doorstep.
Head the other way, towards Msida, and things sit a little further from the seafront but a little closer to the university and hospital crowd that gives that end of town its own rhythm. Worth a look if you’re regularly moving between the two, or just want somewhere quieter to come home to.
You don’t need a car for daily life in a rented property in Gzira. The town’s small footprint, just 1.5 square kilometres, means most amenities, the marina and the Sliema border are all within a 10 to 15 minute walk of most addresses. A car becomes more useful for trips further out to St Paul’s Bay or Mellieħa, but plenty of tenants get by on buses and the Sliema ferry to Valletta for everything else.
Malta International Airport is about a 20 to 25-minute drive from Gzira, covering roughly 8 kilometres via Luqa and Marsa. The X2 airport bus stops on Rue D’Argens roughly once an hour, or a taxi and ride-hailing apps cover the trip faster, which is worth it if you’re travelling with luggage. It’s a similar distance to St Julian’s and Sliema, so airport access isn’t a factor that favours one nearby town over another.
Renting in Gzira puts you in the busier, more built-up cluster of harbour towns around Sliema, St Julian’s and Msida, rather than the quieter resort towns further north like St Paul’s Bay or Mellieħa. Within that cluster, Gzira has a more local, less polished feel, with an older mix of property types rather than newer purpose-built developments. Tenants after a walkable, urban lifestyle tend to prefer Gzira and its neighbours, while those wanting more space and a quieter pace usually look further along the coast.
Gzira is generally better suited to young professionals, couples and expats than to families, reflected in a rental population where foreign nationals outnumber Maltese residents. Families do rent here, particularly in the maisonettes and terraced houses on the quieter side streets, but most of the stock and the town’s pace suit singles and couples better than a family wanting garden space.
