Home > Lifestyle Developments > Verdala Mansions In Rabat
Verdala Mansions is on the Tal-Virtù ridge above Rabat, with Mdina’s bastions on one side and open countryside on the other. It’s quieter than many of Malta’s coastal developments.
The development (officially called Verdala Terraces) has 87 residences across the Royal Mansions and the Grand Mansions. Homes range from one-bedroom apartments to four-bedroom family residences, duplexes with private pools, penthouses and panoramic mansions. Thanks to its Special Designated Area (SDA) status, Maltese and international buyers can purchase here freely, on the same terms as Maltese citizens.

Ref | 66738Renting here gives you countryside calm with Valletta around 25 minutes away by car. Residents can use the communal infinity pool, along with the spa, fitness centre and wellness classes at the neighbouring Verdala hotel. A concierge team and 24-hour security look after the day-to-day, and homes are finished to a high standard, so most are ready to move into straight away.
Buyers come here for space, views and a setting that’s hard to find elsewhere in Malta. Most of the island’s lifestyle developments line the coast, so Verdala Mansions is a rare chance for foreign buyers to own freely in the countryside. Because it’s an SDA in Malta, there’s no AIP permit to apply for, you can own more than one property and you’re free to let it out. Developed by AX Group with C&K Architecture, the blocks are clad in ultra-high-performance concrete, chosen for its durability.
Each block has its own character, and every residence has a different layout, outlook and price, so it’s worth viewing a few before deciding.
The Royal Mansions have around 220 sqm of combined indoor and outdoor space on average, with open-plan layouts and floor-to-ceiling windows. Many residences look towards Mdina, giving you a view of the old city from your living room. It’s a good fit for couples and professionals who want generous space without the upkeep of a house.
The penthouses and panoramic mansions are on the upper floors, where the views open up across the countryside towards Mdina. Some have freestanding terraces of 6.5 metres, with room for outdoor dining and no neighbours in sight.
The Grand Mansions hold the development’s largest homes, with up to around 330 sqm of living and outdoor space. Residences face out over Malta’s open countryside, and the staggered terraces give each home a private outdoor area for long lunches or relaxing in the sun.
Spread over two levels, the duplexes suit families and anyone who wants a house-like layout within a managed development. Selected duplexes come with their own private pool, a rare feature in an apartment development.
Life here moves at a gentler pace. You can take your morning coffee on the terrace as the sun reaches Mdina’s walls, walk the lanes along the Tal-Virtù ridge and watch the light fade over the fields in the evening.
The on-site brasserie and pool bar provide a location for relaxed lunches close to home. In Rabat, you’ll find traditional pastizzerias, family-run restaurants and small wine bars, and Mdina’s restaurants are a few minutes’ drive away for dinner inside the old city walls.
From Verdala, Rabat’s main sights are close at hand, including Mdina, St Paul’s Catacombs and the Wignacourt Museum. Buskett Gardens and Dingli Cliffs are a short drive away for weekend walks. Valletta is around 25 minutes by car, the airport is about 20 minutes, and regular buses link Rabat with the rest of the island.
You can pick up your daily essentials on site, with retail outlets and a pharmacy within the development. Rabat’s supermarkets, banks and health centre are close by, and residents have secure parking and storage, which keeps errands simple.
Verdala Terraces is the official name of the development, and the Royal Mansions and Grand Mansions are its two residential blocks, which is why many people search for it as Verdala Mansions. It stands on the site of the former Grand Hotel Verdala, which opened in 1971, alongside today’s 5-star Verdala hotel and spa.
Verdala Mansions has Special Designated Area status, so EU and non-EU nationals can buy here on the same terms as Maltese citizens without an AIP permit.
SDA status allows Verdala Mansion owners to let their property on long or short lets, including non-EU buyers who couldn’t do so outside an SDA. Rental income from SDA property is taxed at a flat 15%, though it’s worth confirming your own position with a tax adviser.
Verdala Mansions residents have access to a communal infinity pool with a pool bar and barbecue area, plus the spa, fitness centre and wellness classes at the 5-star Verdala hotel. There’s also a brasserie, a concierge service and 24-hour security. Public piazzas and landscaped gardens connect the residences with the wider Rabat community.
